In Late-Q3, US new single-family home sales ran at a 676K annual pace, topping the 651K forecast and showing builder incentives still drew buyers.
That pace was ↓~1% from Mid-Q3 after a revision to 680K, and sales were ↓~5% yearly, showing demand stayed resilient but below prior-year levels.
Builders leaned on pricing: the avg. sales price fell to $472.8K, ↓~7% yearly, while the median reached $400.4K, ↑~4% MoM but ↓~4% yearly.
Inventory dipped to 476K homes, or 8.4 mo of supply. So far this year, sales were ↓~3% from the same 2025 stretch.
Mortgage rates stayed in the mid-7% range, yet the new-home market mostly held up because builders were willing to discount, helping keep transactions moving.
